Worked in conjunction with client and their team to deliver cyclical redecorations and repairs programme including major works, in addition to this we have also undertaken void rehabilitation works.

These works were carried out in open book environment so as to promote collaborative working between all parties with true cost reflected for the entire programme.

This project was completed on time and with an overall cost saving of 27%, this was achieved by utilising our partnering agreements with approved suppliers and passing these savings onto the client, most notably with ICI Dulux.

Our works include:

  • Programmed cyclical decorations both internally and externally to tenanted & leasehold properties.
  • Programmed minor repairs to various properties.
  • Specialist roofing works.
  • Masonry repairs of differing levels.
  • Window and door replacements and associated repairs.
  • Void rehabilitation programme to Decent Homes Standard.

Managed

  • Management team in place included - Senior Contract manager (Martin Staddon), 2 site supervisors, Purchasing manager, 2 tenant liaison officers, health and safety officer, various administration personnel
  • Open book accounting system collated by Martin Staddon and Liz Mannion (DW) monitored and overseen by CWC
  • KPI’S (key performance indicators) utilised during programme
  • Monthly progress meetings and weekly site meetings held with all parties in attendance
  • Local labour and public transport utilised to restrict costs and counteract emissions
  • Tradesmen all qualified and vastly experienced with great understanding of work and flexible working
  • DW Contractors manages all contracts through our Quality Management System

Pricing

  • All pricing was proportioned to open book rates predetermined through tendering, with an agreed overhead profit & attendance of 10% built into the cost model.
  • Cyclical decorations were on original tendered rates and measured for accurate costs, specialist works were quoted and based on 10% profit margins.
  • Purchasing through approved suppliers was directed by Mark Light (purchasing manager) discounted rates were negotiated and passed onto the client.
