Role - Term Partnering contractor for cyclical redecorations, repairs and planned maintenance / void works.
Year - 2009, 5 year agreement.
Value - Approximately £2m per annum.
DW Contractors and Dominion have an outstanding working relationship, with collaborative working and embracing the same ethos, we have consistently reached KPI’S upward of 90% - These can be illustrated if requested.
Working in conjunction with client and their team to deliver cyclical redecorations and repairs programme including void rehabilitation and planned maintenance on approximately
5,000 homes in the North area which includes: Oxford/Berkshire/Bucks/Wiltshire/South West and West London.
These works will start in 2009 mobilisation teams are in place to embrace a common approach, this team is led by Maynard Stephenson (Dominion Housing Group, Asset Management Director)
Our works include:
- Programmed cyclical decorations both internally and externally to tenanted & leasehold properties.
- Programmed minor repairs to various properties.
- Masonry repairs of differing levels.
- Window and door replacements and associated repairs.
- Void rehabilitation programme to Decent Homes Standard.
Managed
- Management team in place included - Senior Contract manager (Martin Staddon), 2 site supervisors, Purchasing manager, tenant liaison officers, health and safety officer, various administration personnel.
- KPI’S (key performance indicators) utilised during programme.
- Monthly progress meetings and weekly site meetings held with all parties in attendance.
- Tradesmen all qualified and vastly experienced with great understanding of work and flexible working.
Pricing
- All pricing are tendered rates, with budgets agreed yearly for each area.
- Cyclical decorations were on original tendered rates and measured for accurate costs.
- Purchasing through approved suppliers will be directed by Mark Light (purchasing manager) in conjunction with EPS and Breyers to maximise service provision and discounted rates will be passed onto the client.
Problems
- Gaining access to tenanted and leasehold properties in line with programme for various reasons.
- Inclement weather.
- Programme variations and cancellations.
- Collation of information for KPI’S.
- Budget alterations due to economic climate
Solutions
- Access problems jointly managed by resident liaison officers and client representatives.
- Programme monitored and altered to reflect weather conditions this will be jointly managed by supervisors and regional Asset managers for Dominion.
- Variations and cancellations agreed consistently with client and their representatives.
- Dominion have set their own KPI’S - In harness with DW internal KPI’S for performance measurement, this will allow constant and up to date monitoring of the works.
- Risk management solutions and task forces have already been identified and budgets aligned - this will be constantly monitored by Dominion and its contract partners.

strength and a work force that is both flexible and highly trained, always finding a solution to problems with the minimum of fuss.
